handle every conceivable maintenance issue at your property with
quality work at reasonable prices and quick turnaround.
Management Clients
Our current clients benefit from inspections performed prior to a
resident moving into the property, annual inspections, and a
detailed inspection at the time of a vacancy. Owners will be
contacted regarding any work that is needed. Owners can order
additional inspections if need be. Your resident will be instructed
to contact our office for any maintenance they need. All owners have
the option of performing their own maintenance or employing
contractors of their choice.
Maintenance Services
At Alpha Property Management we understand that property owners want
their investment to be properly maintained. We also understand that
every owner has a different outlook on how to best achieve this. One
owner may want to be called prior to any non-emergency repair, while
the next owner may want us to facilitate all repairs, and still
another owner wants to do their own repair.
Alpha Property Management remains flexible in this area in an effort
to allow property owners to tell us how they would like things
handled. The only variance from the instructions given to us by the
property owner would be in the case of a true emergency. In the case
of a true emergency, it is our policy to immediately dispatch a
qualified professional in order to avoid loss of value to your
property and minimize the possible liability.
We do not have our own maintenance/handyman service. It is our
belief that it is a conflict of interest for a property management
company to diversify in this direction. We have a list of fully
qualified licensed insured professionals that we utilize.
Maintenance Procedure
Regular non-emergency issues
The tenant will log into the
Resident Web Access and complete a
maintenance request form.
Then the technician reviews their information and troubleshoots the
problem. At this point the technician determines the level of
service required; i.e.... is this an emergency repair, meaning that
we need response within 1 to 4 hours or less; is it an urgent repair
meaning that we need to have the repair initiated within 12 hours,
or is it a somewhat lower level repair. The next step is to follow
the owner’s individual instruction.
Emergency Issues
Alpha Property Management has a 24 hour emergency repair number that
is answered 24 hours a day, 7 days a week, including holidays. As
with the non-emergency repairs the person on call will take all of
the information and fully assess the situation and then make a
determination as to the level of care needed at that time.
Project Management
Alpha Property Management has a full time project manager. The
project manager personally oversees any and all repair jobs that
exceed $500.00 in cost.
The project manager gets bids, inspects the property complete with
photographs, negotiates contracts and works directly with
contractors and owners in the completion of all work.
What this means to the property owner is that you no longer need to
worry about those larger items being handled properly and timely.
Even in the case of a tenant move out where it is necessary to have
minor to major work completed we have it handled.
