Leasing
All tenants we rent to are required to sign our rental
agreement. The Alpha Property Management rental agreement has been
developed over the years and includes clauses that protect both
the owner and tenant. In addition, all required disclosures are made
to insure compliance with legal requirements. We can also put any
existing resident on our lease, if appropriate.
Evaluation
We are available to meet you at your property at your convenience.
During this meeting we can evaluate the current condition of your
property. We will point out any maintenance items that you should
consider. You can then do the work yourself or we can provide
estimates and have part or all of the work done for you.
We will also evaluate the current market rents and help you decide
what rent and deposit to charge. Our knowledge of the market will
help in achieving the highest possible rent while limiting vacancy
time.
Marketing
Your property will be immediately placed on our vacancy list and
posted on the internet. We can also place a sign on your property
(recommended).
Everything begins with proper marketing! So with that being
said our goal is to limit the time your property is vacant and to
find the best qualified tenant for your home in the shortest time
possible.
There are a few basic steps that we use to ensure that your home
will rent as quickly as possible.
Step 1: Make sure that your home or property is
rent ready. Rent ready property will be cleaned, all
repairs made, yards mowed, trash removed etc. We will complete an
inspection to make sure that your home or property is rent ready
before we start the ad process.
Step 2: We will help set rents and deposit to ensure
that the home is at market rent. If you list your
home too high the home will sit vacant, if you set the home too low
you will rent your home quickly but you may not attract the tenant
that you are looking for and you will loose money.
Step 3: We will place a sign on your property and
complete a full inspection of your home or property. At
which time we will take a set of pictures that we will use to
advertise your property in the most effective and economical way.
The photos that we take also show the quality of the home at the
time the home was rented. Tenants can view your home on line
24 hours a day/7 days a week. We also use these photos for the
return of the tenant's security deposit.
Step 4: We place your home or property on the
office vacancy list, this list is faxed, e-mailed to perspective
tenants. Lastly we then place your property on web
sites for perspective tenants to view. We have found that the
web advertising works inexpensively and quickly as your tenant can
view your home, apply for your home and set an appointment at their
convenience. Should any perspective tenants have any questions
they can also contact the leasing agents six days a week or we
welcome calls at the rental office. There is no reason
for your property to sit vacant!
Screening
Alpha Property Management views tenant selection as our most
important function. All tenants 18 years of age and older will
be required to fill out an in-depth rental application. All
tenants must meet credit, income, background check, and rental
and/or ownership history requirements. You will benefit from
tenants that have been carefully screened through a major credit
bureau. Once the tenants have been approved, we will then
collect a full security deposit and first months rent.
Collections
Rents are due on the first and considered late if not paid by the
third of the month. We are very aggressive about rent collections
and we will work hard to get your paid on time each month. Late
charges are enforced and if necessary we know all the steps to take
in the event the rent is not paid. This includes action to evict the
tenant.
Accounting
Our computerized accounting system is capable of providing all the
reporting you need for tracking income and expenses as well as tax
compliance. We keep track of all tenants payments to insure you
receive what your are entitled to. Reports are sent on a scheduled
date. Your proceeds can be sent to you or your bank. We can pay any
or all of your bills, utility payments, mortgages, insurance, and
taxes. Let us know what you need and we can tailor our program to
fit you.
When your tenant vacates, we will provide all required accounting of
the tenant's security deposit. All appropriate charges will be
assessed and any remaining amounts owed will be reported. |
